A home buyer or builder can obtain financing (a loan) either to purchase or secure against the property from a financial institution, such as a bank , either directly or indirectly through intermediaries. Features of mortgage loans such as the size of the loan, maturity of the loan, interest rate, method of paying off the loan, and other characteristics can vary considerably. In many countries, though not all ( Iran and Bali, Indonesia are two exceptions), it is normal for home purchases to be funded by a mortgage loan. Few individuals have enough savings or liquid funds to enable them to purchase property outright. In countries ...
The US Government will not explicitly guarantee the debt of Fannie and Freddie, but rather will either inject capital (super senior preferred stock subordinated debt a la a Continental Illinois style bailout) or provide a “make-whole” guaranty on the assets of both companies (a la an FDIC/RTC style failing bank resolution). The choice of the former suggests a “going concern” for the GSEs, while the latter suggests an orderly wind-down. In either case there's considerable historical precedence. And either choice implies that the common stock of both companies is worthless and the ... Read More

The comfortable fantasies that have sustained the American Dream for several decades, are fading fast. 2007 was the year when we took a peek behind the curtain, and saw what financial machinations are sustaining the world's largest economy. American consumer spending represents 25-30% of global GNP, but the money that Americans are spending is not all their own, nor is much of the energy we are using. Keeping the oil and the money flowing relies on spin, financial manipulation, and statistical adjustments which are now being exposed as fiction. If the ... market research, surveys and trends
"The fire lights up the Halifax skyline in this photo taken from the Mic Mac Mall April 30. (Submitted by Cathy Murray)" Meanwhile, swine flu continues to be an issue in Nova Scotia and the Halifax area . Weirdly, Doom’s stale post on the issue continues to be a top choice for Google searches on AH1N1. When I first came to Housing Doom in mid-’06, my main concern was accounting rule SFAS 140, which allowed Fannie Mae and Freddie Mac to hide much of their accounting risk in off-balance-sheet "QSPEs." Recent events have made a mockery of this, because the two big GSEs have been effectively (if ... market research, surveys and trends

RISMEDIA, June 30, 2010—(MCT)—For countless Americans struggling to make their mortgage payments, the problems have just begun. Although a loan modification or foreclosure might allow them to put their housing problems behind them, millions will be dogged for years by the aftermath—a credit score so tarnished by the housing debacle that lenders will want to avoid them. And if they are able to obtain loans, high interest rates are likely to strain their budgets. This is one remnant of the housing crisis that is sometimes ignored by economists, but the effects may well be a drag on the nation’s consumption—and the economy as ... market trends, news research and surveys resources
The revamp of financial regulation that was agreed to Friday and is going to a vote in both houses of Congress next week addresses head-on much of what brought about the financial crisis: -Mortgage and predatory lending. Numerous federal regulators lose consumer protection powers to a new Bureau of Consumer Financial Protection, which has the consumer as its sole focus. The bill contains numerous measures to halt predatory lending, bans mortgages without proof of income documentation, brings mortgage brokers under regulation and reins in subprime lending. It doesn't address mortgage finance titans Fannie Mae and Freddie ... market trends, news research and surveys resources

I get that falling housing values can lead to defaults, and I get that an economic slowdown can lead to defaults, and I get that rising interest rates can lead to defaults on ARMs, and I get that there were a lot of lousy mortgages made recently that never had a chance. But even if you assume that all the homes in America lost 20% of their value, and that 20% of American mortgages went into default (which I think is bigger than the current problem is), how would that freeze up world credit markets? I just don't think this one problem in one sector of the economy is big enough. How did this become so multiplied in size?
