My neck needs phsyiotherapy. My ear feels like a cauliflower from being glued to a telephone. My children have forgotten what I look like. But I did have an interesting conversation with Residex founder John Edwards. He has a theory that all property markets behave in a relatively predictable way, until they tip into unaffordability. Edwards says Sydney has been unaffordable for more than a decade, so Australia's other capital cities' are likely to follow a similar pattern, which is: Pattern 1: As houses become too expensive, more people buy units which means unit prices and sales volumes grow faster than expected ...
A negative gearing strategy can only make a profit if the asset rises in value(capital gains) by enough to cover the shortfall between the income and interest which the investor suffers. The investor must also be able to fund that shortfall until the asset is sold. The tax treatment of interest expenses and future gain will affect the investor's final return too. Tax rules vary from country to country. Negative gearing on property is currently only found in Canada, Australia, and New Zealand, all countries in the Commonwealth of Nations.

Negative Gearing for Property Investors | Financial News
Negative gearing is the cash flow outcome of buying a property where the rental income doesn't cover the bond. For example, if a property has a mortgage bond repayment of 5,000 and the rental is 4,000 that means the property is negatively geared at 1,000. Positive gearing would be the opposite; when the rental is 5,000 and the mortgage bond is 4,000, the property is positively geared at 1,000 per month. Though this example is simplified, it illustrates negative and positive gearing in a simple way. Both negative and positive gearing in property investing can have major affects on the investment outcome. market research, surveys and trends

A clear choice, but don't expect any risk-taking
WITH the Gillard and Abbott brains programmed to regurgitate the results from opinion polling computers, how do we know what they are really thinking? Here are a few ideas on deciphering election campaign speak. The Prime Minister says she genuinely believes this will be "a very close election", that it is "on a knife edge -- a knife edge right around the country", that it will be a "photo finish". The message: Julia Gillard is out to prove herself a liar. She wants to warn people off lodging a protest vote. That is, if you're a Labor supporter but are thinking of voting for the Liberals or the Greens -- say, because you ... market trends, news research and surveys resources
Districts brace for the possibility of even less funding
"We have not had to lay off staff, but we have not replaced some positions through attrition," said Lew Sidwell, Maysville Local School District's treasurer. Ohio Department of Education spokeswoman Julie Daubenmire said staff cuts are decisions made at local levels, but the ODE works with districts on their budgets. "In terms of the state budget, we certainly recognize that resources are very tight. We're gearing up to start work on the new budget, and we're still very much in the preliminary work, so it's kind of hard to anticipate what funding for schools will be going into the next budget ... market trends, news research and surveys resources

Are tax rates in Australia high as Europe? - Yahoo! Answers

The tax rates you are looking for is at-… PS- I think Timepond is somewhat misguided (with a huge chip on their shoulder too). I would hardly think that negative gearing is a RORT because negative gearing in effect means you are making a loss, yes you get a deduction on income from other sources that reduces the tax payable.. but you only get that deduction because the expenses of that asset ...
logic of landlording: how to make money? | Ask MetaFilter
How can I possibly buy a house with the goal of renting it at a profit? I'm in LA and even duplexes are priced so high that the mortgage costs can not possibly be covered by rents... I owned a three unit apartment in Orlando, Florida, about 15 years ago and made money from day one. (I wish I hadn't sold it when I moved away!). There are rental buildings for sale here, so I assume someone must be buying them. How are they making money? And what is the logic if they're not? Thanks! Put down a big enough down payment that the mortgage payments and operating expenses are less than the rent you'd be taking in. ...
