Features of mortgage loans such as the size of the loan, maturity of the loan, interest rate, method of paying off the loan, and other characteristics can vary considerably. In many countries, though not all ( Iran and Bali, Indonesia are two exceptions), it is normal for home purchases to be funded by a mortgage loan. Few individuals have enough savings or liquid funds to enable them to purchase property outright. In countries ...

foreclosure law
I’m not quite certain how to calibrate journalism American Banker style, but I found this article, “Challenges to Foreclosure Docs Reach a Fever Pitch,” (sadly, subscription only, e-mailed by Chris Whalen), to be both interesting and more than a tad disingenuous. The spin starts with the headline, it’s a doozy. The “challenge to foreclosure documents” message persists throughout the article, and it’s perilously close to a misrepresentation: Because the notes were often sold and resold during the boom years, many financial companies lost track of the documents. Now, legal officials are ... market research, surveys and trends

When trust evaporates and doubt enters
The world of finance is no stranger to metaphors. For instance, ‘toxic waste' can describe ‘the lowest rated and potentially least liquid class of securitised sub-prime mortgage debt,' and ‘sausage factories' can be ‘the cynic's definition of investment banks that packaged and sold bundles of pooled mortgage-backed securities,' as Alan C. Greenberg mentions in The Rise and Fall of Bear Stearns ( The author, who had served as the CEO and chairman of the company, reminisces that as tens of billions of dollars of asset ‘values' were disappearing, ... market trends, news research and surveys resources

New Article 9 Article
The new version of UCC Article 9, approved by NCCUSL at its 1998 Annual Meeting, makes important changes in the treatment of promissory notes, including notes secured by real estate mortgages. Perhaps the most significant change is the fact that outright sales of notes, as well as the use of notes as collateral security for other obligations, are now covered by Article 9 and subject to its concept of "perfection." I propose here to outline briefly the practical effect of these changes on certain common types of mortgage transactions. The transactions fall into two categories: First, "outright" sales, ...

What constitutes a home purchase by the IRS's definition? - Yahoo ...
There is an $8,000 tax credit available for first time home buyers, but Form 5405 doesn't say anything about what is considered a purchase. Specifically I'm wondering about seller financing transactions such as an Agreement for Sale aka land contract, contract for deed, etc., in which the buyer gets equitable title but the seller maintains legal title until the loan is paid off. Is that considered a sale? Is there a definition anywhere? I would ask the IRS since it may depend upon all the details. According to IRS Publication 544 "A sale is a transfer of property for money or a mortgage, note, or other promise ...
