MORTGAGE NOTE For Downpayment Assistance

mortgage note for downpayment assistance special research report Photo by
Some local real estate professionals are cheering a move by federal regulators to shut down programs that provide down payment assistance using money from home sellers. The problem is that assistance ends up added to purchase prices, said Richard Hager, a Mercer Island appraiser who teaches anti-fraud classes. "At the end of the day, the buyer financed the down payment," he said. But others root for assistance facilitators, who are fighting for their survival in court, saying they get buyers into homes. "I see the benefit to my borrowers," said Randy Porter, a Seattle mortgage consultant with Landover Mortgage.
A home buyer or builder can obtain financing (a loan) either to purchase or secure against the property from a financial institution, such as a bank , either directly or indirectly through intermediaries. Features of mortgage loans such as the size of the loan, maturity of the loan, interest rate, method of paying off the loan, and other characteristics can vary considerably. In many countries, though not all ( Iran and Bali, Indonesia are two exceptions), it is normal for home purchases to be funded by a mortgage loan. Few individuals have enough savings or liquid funds to enable them to purchase property outright. In countries ...

Need serious advice for first time homebuyer.? | Advice Box
My husband and I are planning to purchase a home. We are first time homebuyers and would like any serious advice/suggestions on how to position ourselves for the buying process, etc. I understand how stressful it can be. Thanks in advance! Okay, so we just heard back from one lender that our credit scores were not good enough to qualify us for anything. Does that mean that my dream of owning a home is far from reach? Can I still check from other different lenders or will they all come back with the same results? chelebeee July 11th, 2010 at 4:50 pm Try to read up and understand the whole lending process. The Mortgage Whistleblower
Ameridream Inc and Nehemiah Corp of America are lobbying to legalize their (currently illegal) business model, as it involves laundering down payments on FHA loans from home sellers to buyers for a fee.  As previously chronicled on this blog , HUD fought for years to end this practice, arguing it  has resulted in dramatic losses to the FHA program and borrowers .  Nehemiah and Ameridream's case for bypassing the normal down-payment requirement is that it "opens the door to homeownership for thousands of buyers."  I have argued against this point previously.  However, for this article, ... industry trends, business articles and survey research
Deflation: Next step to a depression?
The national knowledge is creeping in that the good times of the stimulus may soon be over. The United States is running an 11% deficit and our gross debt is 83% of our GDP and may rise to 100% in as little as three to five years. So when we saw a recent note about the "Keynesian endgame" from Scott Minerd, the chief investment officer of Guggenheim Partners, we decided to pay attention: "At its core, the Keynesian theory says governments should be called on to prime the economic pump as needed. This works as long as the government has the ability to borrow money. But what happens when a government can no longer ... market trends, news research and surveys resources
More Home Sales Through Seller Financing
Home owners in this recession dread being involved in a home sales situation, where a property they’ve listed for sale has been sitting unsold for too long. The reason is usually always the same – the asking price is too high for the market conditions. In the real estate market today people may also be overleveraged. In these situations, the seller is forced to lower their price in hopes of making the property more attractive to buyers. Unfortunately, this isn’t always a viable solution and doesn’t always work to sell the real estate, especially if the seller is unwilling to “discount” their ... market trends, news research and surveys resources

Closing with Wells Fargo? - Yahoo! Answers
Can anyone share their experience with closing on a home with Wells Fargo. I am a first time home buyer with fair credit and income. The most challenging part for getting my loan preapproved was my DTI ratio was high since I have over 50K in student loans. I was suppose to close on my home Nov. 13th but my mortgage consultant at Wells explained that the company was in the process of reorganizing their underwriting/processing department and I would be closing the following friday, Nov. 20. Well here we go, it is now Nov. 24 and we have extended it again to Mon. Nov. 30. As of today, the consultant is telling me that after the ...
What are the implications of becoming a cosigner on a mortgage ...
My parents asked me to become a cosigner on their house purchase (they don't have enough credit to get the house themselves). I am fully willing to accept the financial responsibility, but am wondering if there are any hidden caveats (especially with regard to IRS) that I should be aware of? I am currently renting a place, and have no intention of becoming a homeowner in the next few years. I also have a good job that affords me enough income/credit to buy the kind of place my folks want by myself, if I wanted to. My parents do not have the credit needed to get the house they want (and since my mom is a mortgage broker, I ...
