Companies usually leverage to attempt to increase returns on equity capital, as it can increase the scope for gains or losses. The temporary increases in stock prices due to leverage at some banks in the United States have been blamed for the unusually high overall remuneration for top executives during the financial crisis of 2007–2010 , since gains in stock prices were often rewarded regardless of how they were achieved. Deleveraging is the action of reducing borrowings. 1 In macroeconomics , a key measure of leverage is the debt to GDP ratio . The Difference Between Positive and Negative Gearing and ...
In real estate terms, the word “gearing” is used to describe when loans are used to buy shares or properties. Gearing can be positive or negative depending on the income that is generated from the property. Negative gearing is when income from either dividends or rent doesn’t generate enough income to make payments on interests. And positive gearing is when the property generates some sort of an earning. Another terminology to be familiar with is cash-flow, which is what you earn or lose from an investment in a property. Don’t let the “negative gearing” and “positive cash-flow” ... market research, surveys and trends

Fundamental Focus: Negative Gearing, Backwards Thinking
Figures from the Australian tax office reveal that 1 in 10 Australian tax payers own property that is negatively geared. That is, there are 1.2 million Australians who are spending more on their investment property than what they are generating in income. Moreover, this hasn’t been an accident of circumstance; these investors have for the most part specifically constructed things in this way. This may seem like a bit of voodoo economics, but it actually makes sense if you assume that the eventual capital gains will be more than enough to compensate investors for any losses occurred along the way. OPE-L message, RE: [OPE] Did Marx have a loanable funds theory of ...
I take it that Marx thought that a key factor was the ratio between gold and total extended credit, since in a crisis only gold acts as payment of last resort. That of course is all 19th century stuff, but state money plays a similar role now. Hence the only way to control interest rates recently has been to expand the stock of state money. I think one must rigourously distinguish the ultimate monetary base whatever that is from privately created credit when dealing with funds. The idea of loanable funds is misleading one. What we need is a total equation of state giving the rate of change of total outstanding credit. One can ...

logic of landlording: how to make money? | Ask MetaFilter
How can I possibly buy a house with the goal of renting it at a profit? I'm in LA and even duplexes are priced so high that the mortgage costs can not possibly be covered by rents... I owned a three unit apartment in Orlando, Florida, about 15 years ago and made money from day one. (I wish I hadn't sold it when I moved away!). There are rental buildings for sale here, so I assume someone must be buying them. How are they making money? And what is the logic if they're not? Thanks! Put down a big enough down payment that the mortgage payments and operating expenses are less than the rent you'd be taking in. ...

Me any my fiance are ttc. I bought some opk and for two months they come out positive for one or two days at the most and then are negative until the next time around. In the third month I've had 8 positive opk tests in a row. I did take a pregnancy test on my 5th day of a positive opk and it was negative. (HERE IS YOUR ANSWER) It is possible, in a normal ovulation, to have a positive OPK for several days in a row. This is because ...
