I am currently managing a small retail business that my wife and I inherited. We just negotiated advantageous financial terms for a new 3-year lease. The lease "boilerplate" contains a standard clause governing subletting, but we would like to add a clause that enables us to transfer the lease with the existing terms in the event of a sale of the business.
