You are at risk carrying their note and they default, I guess you could take back your property, but at costs and time which costs more. The earnest money downpayment is the good faith showing buyers sincere interest to complete a successful escrow and close the escrow. It shows their risk in the investment that they will do their due diligience to meet all their obligations in the purchase of your property.
