A mechanic’s lien creates a cloud on the title of real estate where their work, material, or services were provided. Unlike most other liens, a mechanic’s lien does not require court approval. That’s why it is a very powerful tool for construction professionals to ensure that they are paid for their work, ... market research, surveys and trends

A few weeks ago I had the honor of attending the national Institute of Real Estate Management (IREM) Forecast Breakfast. As luck would have it, the meeting was located here in Portland where I was fortunate to rub shoulders with 800 other real estate practitioners, attorneys, property managers and owners, and to get the latest scoop from the front lines. The Federal Housing Finance Agency announced Tuesday that the Property Assessed Clean Energy, or PACE program, backed by the Department of Energy and the Obama administration, is unacceptable for mortgage lenders to allow in its current form. It's a move that will affect the program and those like them significantly as the Federal Housing Finance Agency (FHFA) regulates Fannie Mae, Freddie Mac, and the 12 Federal Home Loan Banks. The PACE program offers loans to owners of residential or commercial properties for the purpose of retrofitting their properties with green tech options like solar panels. Can you file a lien against a property (end user) when your ...
I think what you are talking about is a mechanic's lien, which is legal if used in the appropriate circumstances. If the end user is smart, he should have taken some steps to prevent a mechanic's lien having any effect on his property, but you won't know that until you file. I am certainly not an attorney, nor am I trying to offer legal advice, but this sounds like something you should do - or attempt to do. Legal advice is clearly needed, I think, as laws vary from state to state and the bankruptcy will effect what can be enforced. BTW, in general, all the lien will do is encumber the property so that the owner ...
How to stop a lien on our home (Washington state)? - Yahoo! Answers
We hired a contractor to do two projects on our home this year. The projects are finished and our contractor has been fully paid. We now have received two invoices from two different companies who said that they were not paid by my contractor for the work they did on our property. They are giving us notice that they will put a lien on our home unless the bills are paid. Our contractor has not called me back! I did not get a Release of Lien form since I didn't know about this before starting any of the projects. If I hire an attorney to take care of this, what will they most likely have to do? There are currently no ...
