When I make pricing recommendations for buyers or sellers, I want the homes closest to the target in the comparison pool. Doing a comparison in the Vineyard, to take a home on Brookwood Forest (Sienna Woods) and make a pricing comparison to homes on Cabernet (Tuscany Hills), or Vienna (The Renaissance) would be ridiculous. Another pricing principal I use is time. A few years back, one could use sales of up to six (6) months ago. Now, I use sales from the past three (3) months, if available.
